Most residents of a multi-family community will never see the stormwater infrastructure that protects their neighborhood. They will not notice the detention pond managing runoff from the parking lot, or the bioretention area quietly filtering water before it reaches a nearby waterway. But when those systems are neglected, the evidence shows up quickly in eroded swales, standing water, and degraded green space. EverGreen Infrastructure recently completed maintenance work at Belle Pointe, a multi-family residential subdivision in Davidson County, Tennessee, managed by Sentry Management. The project covered stormwater infrastructure across six parcels and included both GIP maintenance and targeted swale repairs.
The Property and Its Systems
Belle Pointe spans six parcels within Davidson County: 142100B08400CO, 142100B08100CO, 142100B08800CO, 142100B09600CO, 142100B05400CO, and 142100B05600CO. The green infrastructure practices serving the development include one detention pond, two bioretention ponds, and one infiltration trench working together to manage stormwater across the site.
The original design and construction of these systems is assumed to be in compliance with the City of Nashville’s Metro Stormwater Ordinance, based on permits issued both during and at the conclusion of construction. EverGreen’s scope of work was focused entirely on present-day performance. This is an assessment of how the systems are functioning now, not a review of original design decisions.
A Closer Look at the GIPs on Site
Detention Pond
The detention pond at Belle Pointe temporarily stores stormwater runoff and releases it at a controlled rate, reducing the peak flow volumes that can cause downstream flooding and erosion. Detention ponds are a foundational tool in residential stormwater management, and their effectiveness depends directly on keeping inlets, outlets, and storage capacity free of obstruction and sediment.
Bioretention Ponds
Bioretention ponds go a step further than simple detention by actively filtering stormwater as it moves through layers of engineered soil and vegetation. These systems remove sediment, nutrients, and other pollutants before water infiltrates into the ground or discharges to a receiving water body. Belle Pointe has two bioretention ponds serving the development, both of which were evaluated as part of EverGreen’s site work.
Infiltration Trench
An infiltration trench is a subsurface feature filled with stone or aggregate that receives stormwater and allows it to slowly percolate into the surrounding soil. This type of GIP is particularly effective at reducing runoff volume rather than simply delaying discharge. Keeping an infiltration trench functional requires preventing sediment from clogging the aggregate and maintaining the vegetated or stabilized surface above it.
Swale Repair: Where the Work Showed
Beyond the primary GIP maintenance, EverGreen Infrastructure repaired five stormwater swales at Belle Pointe. Swales are the shallow, vegetated channels that move stormwater across a site and direct it toward collection or treatment points. They are among the most visible components of a stormwater system and often the first to show signs of wear.
Swales erode under concentrated flow, lose their vegetative cover over time, and can develop channels or bare spots that accelerate deterioration. Left unrepaired, a degraded swale moves water less efficiently, contributes sediment to downstream systems, and can undermine the stability of surrounding landscape features. EverGreen repaired all five identified swales to restore their conveyance function and stabilize the surrounding areas.


The Bigger Picture for Multi-Family Properties
Multi-family developments carry a higher stormwater burden than most single-family neighborhoods. Larger impervious footprints, shared parking areas, and concentrated pedestrian traffic all contribute to runoff volumes that well-designed green infrastructure is built to handle. But that infrastructure needs consistent attention to keep up with the demand placed on it.
